Well its been a while since I posted so I guess I'll post pictures of what I've been busy with. I bought 5 aces of land at auction and I've been trying to build a house on it. And true HMT style I'm not going through a builder. Like everything else, do it all yourself for as cheap as possible.

I wanted to build a 1-story and with that the basement kinda got real big. That's fine since they can't tax it as livable space. The first floor is 2460sqft so that gives me 5000sqft to play with. I do have a walkout so I'm putting 2 6' french doors so I can get my motorcycles and 4-wheelers in and out. I'll have a little workshop down there for all the bikes:

As for the rest of the basement, I'm putting in a bar in the angled bumpout with the bar taking the same shape, and a pool table. The table will go between the bar and that footer along the wall for a fireplace on both floors. I may also put a guest bedroom down there but it will generally be just one big game room and such. I may not finish it right away, I'll see how things go financially trying to get done the upstairs. Here's the footers that gives you an idea of the basement outline:

Thanks, its more of a build thread than Fab so just keep it here. With how slow the forum are I don't think it needs a sticky lol. I'll try and keep it update as I make progress but I only have a couple people helping so progress is going slow. I am ordering the roof lumber tomorrow to hopefully start on it this weekend

Yeah, a 4" concrete slab is going in the basement. I'd like to do a detached garage for a shop but we'll see how finishing the house goes financially. Right now the order of projects are: Finish the basement >> paver patio >> detached garage >> swimming pool

Surprisingly, the stump roots are the only thing someone tried to steal so far. I caught a kid on the property taking just roots for his lizard tank. I told him to take what he wanted than GTFO. He brought his wife/girlfriend and I thought she was going to shit herself when she saw me pull in the driveway.
Here's my fireplace, its the first thing I bought after the property. Its a Jotul wood burning insert. Takes 24" logs, looks like a fireplace but puts out a fuckton of BTU and heats the place like a freestanding stove.

By pouring a 4" slab of concrete over it.

It's called a crawl space. And once the inspector signs off on it you pour concrete over the gravel and not have to get taxed on so many square feet.

It gets 4" of concrete, then carpet or tile or whatever. Once the house is framed and watertight I'll pour the basement slab, garage and front porch

Even with the concrete you don't get taxed on it, at least in PA. They don't consider a basement as liveable taxable space.

18" front overhangs with 10" facia board. Was debating to run 8" or 10" facia (all the stuff that gets capped in aluminum trim) but finally decided on the 10 since the overhang was a good amount and I didn't want the trim to look puny:

Master bedroom. I'm doing vaulted ceilings up to a flat but I don't know what to set the ceiling height at. Its 18.5' to the ridgepole. You think I should vault them high and put a window above the plate in the wall? Or should I just run a flat so the slope is the same distance as the flat in the celings?

I'm confused on the description of what you're asking. My thoughts would be go vaulted all the way to the peak, or an 8' ceiling with a minimum access panel in the closet to an upper storage platform.

If you vault the ceiling all the way to the peak the drywall pretty much always cracks at the seams so its nice to vault them and still run collar ties so there is a flat. You can set the flat to whatever height you want

Custom built is the way to go. Especially If you can do it yourself. 80% of the work on my house I did. I did sub out some of the work because it was easier or cheaper.

I couldn't find any house I liked to buy and all the new constructions were shitty development homes on a 1/4 acre with all the houses looking the exact same. When I found out this piece of land was going for auction that kind of starting me on the road to what I have now.
As for the price, not sure what the final price will be. The land cost $160,000 and I've spent around $98,000 cash. I'm hoping to mortgage somewhere in the $240,000 to $300,000.

I'd say have just enough so you have a small crawl space, then get a decent ceiling fan. Tall rooms need some air flow. Make sure you have adjustable dampers in the vent tubing too, if it's not zoned heating.

I helped build my moms new house a couple years ago. Flat ceiling 9'. Gas heat. Costs her damn near a fortune in the winter. Now with higher gas prices its not really going to do anything but get worse.
I would run 8' ceilings and call it a day. Make an attic and just insulate the shit out of it.

I cant see that having a ceiling that's 1' higher than a normal ceiling costing that much more. Where is this at Alaska? Because here in wa, my parents have an older home with vaulted ceilings, and gas heat and it only cost them about $30 more a month than it cost me to heat my house thats only 8 years old.

With the 2 roof lines over 8', I don't know if I've seen two angles of ceiling going to a flat at any height other than an attic loft or something. It could work, and 10' is always a good ceiling height, and would still leave some room for an attic storage above, but that 2' of roof line between your walls and your flat ceiling will be an in between wall/ceiling. It can work, but I'm not envisioning the finished deal.

So I'm only heating half of that and I'd be happy with a $400 heating and electric bill

I'm doing a combination of stacked stone and stucco on the outside. I'm thinking of a light stone and a darker tan/brown stucco. I don't need a house wrap cause the 1" foam has foil on the ID and OD. I may tape the seams of the foam but its not required. I did add expandable foam to any joint where I couldn't get any insulation in. For the roofing we're doing ice shields in the valleys.
A little update here's the progress on the main roof from the back of the house. You can also see we backfilled the house but the ground slope still isn't at final grade, that's still up in the air:

The overhangs off the dormers are 18" finished. The main roof has a 22" overhang and the garage/bedroom has a 16" overhang. That was the only way the facia would line up with a 7:12 pitch main roof and a 10 1/4:12 pitch on the other roof

I subcontracted the excavation and the basement concrete and that's it. I did all the houseplan prints myself without an architect. Luckily the township didn't require stamped prints, Its just more overbuilt if anything, 2x12 floor joists, 2x10 roof rafters, 10" concrete walls, ect.

Also Saturdays and Sundays we get alot done. It really sucks since the time change and now it gets dark at 5.

Not sure about it yet, I spaced them every 6'8" or every 5 rafters. That's 25 recessed light on the outside of the house. They are only 50W and are on dimmers. Lowes has them for $9.98 each for the 3" gimble lights. Not sure if I'm putting in too many. Its usually the more lighting the better and since they are on dimmers they. won't burn up flood light power. What do you think? Light up the house or fuck it?

I was always told you need to let air circulate under your shingles so they don't bake off.
We ran perforated with a vent at the peak. And if it was open ceiling with insulation right up against the roof, we put a little wavy spacer so air could circulate from the overhang, all the way up and out the peak on hot sunny days.
Always wondered if that was the right way.

Started on the plumbing. Decided to have some running water in the basement so had to rough that in before we pour the concrete. Buried a crock and ran the drains in the floor for a full bath in the basement and a drain for a sink at the bar. I was only going to put a half bath in but if I rough in for the shower it costs me basically nothing right now and at least it'll be there if I want to use it

That's a Shit ton of pex. But it's way less than the cost of copper.
Pex would be real cheap if you plumbed like copper but used pex instead. 2 3/4" lines and branch off that. If you run home runs to everything, with the price of the fittings its not a ton of savings.

One critique or suggestion, you may want to go ahead and run a steel/engineered beam in the basement so you can do away with the majority of those steel posts. Not sure how you have the flooring layout planned in the basement and it you're going to hide those support pole in a wall or not... Personally I hate walking into a sweet as basement and seeing support poles just hanging out like a rank fart.

The house is 76' long so I have a total of 7 columns. 2 are getting buried in a walls, 2 are near the bar/pool table so I'm going to put a countertop/circular table around them so they will blend in like tables. That just leaves 3 poles left...I'll paint the one chrome and put fancy lights around it for the whores with low self esteem. So that just leaves 2 poles that suck but have to be there. If you wrap them with decorative surrounds they'll blend in as best they can but I'd rather have a large open room instead of cutting it up with a bunch of unnecessary walls

Yeah it's hard to roll a big steel beam in without $ and equipment, but you can't beat it for holding shit up. There's one spanning 1/2 of my basement (30ft) with support columns on either end that are architectural and have stone work up the sides to make them pretty. 30ft x25ft unobstructed room makes for a lot of space to fill with bar and home theater junk... Although I still have the steel support posts in the other 1/2 of the basement. I might have to steal your idea about chroming one of them for the whores.

That's all for now. Anyone know about LED's instead of halogens? Since I have bought any bulbs yet I think I may take the plunge and just do the whole house in LED's. Even though its more money they last 5 times as long and use 1/5th of the power. Any thoughts?

If you do the math they do work out to save you money in the long run. So if you look past big upfront cost they should work out to be cheaper than regular bulbs. I just ordered a couple to try out. And you can buy an LED that is the equivalent of a 100W halogen:

The problem I have with led, and florescent bulbs, is they hurt my eyes after a while. I like the softer glow of a traditional bulb. Now with that being said. I've never bough anything other than the cheapest ones, so they probably all have that welding ark blue/white hue to them. I just did the softer yellow glow of a bulb.

You can get LED's in different color temps. The real bright bluish one's are the 5000K values. You can get 2700K that put off the warm yellow like halogens

Had the slab in the basement poured today. 30+ yards of concrete. I still need to get the garage and front porch done. Hopefully that'll be next week. But at least now I can frame in the wall, frame the stairs, set the air handler and start on the HVAC.

Fireplace is installed. Used Superpro 6" class A chimney vent. Has 304 stainless inside and out compared to other vent pipe that uses 430 stainless. So it should outlast the house. Ran a second flue for the basement but I don't think I'm going to build that until the building inspector is out of my hair.

It burns 75% efficient, up to 100,000 btu (depending on wood quality), has provisions to duct into your HVAC system, burn for 8 hours and is rated to heat 2500sqft. These things just plain put out the heat. Plus I liked the look and how much of the room it takes up better than a freestanding.

my inlaws changed out their old huge stove for a new one, they hate it. wish they could get the old one back.

Not yet, probably another 2 or 3 months. Starting Monday we're digging the trench to finally run the electric from the street. That was a pain in the ass fuck you 8 month process of dealing with met-ed. We're also digging the well next week and getting an electrical inspection. The kitchen is comming the 23rd so I want to have insulation and drywall done. Here's some updates:

If anyone cares we drilled the well. Was hoping to catch a break and hit water at 75 or 150ft max. However, we had to go to 400 feet. We hit 6gpm at 240 and 10gpm at 360. Drilled to 400 and set the pump at 350.

If you don't have the volume you can usually put in a tank. The well has a 6" casing that goes down 60 feet and the actual well is 4" so the well can hold 260 gallons if it was filled to the top but realistically the water doesn't go to the top so maybe like 230gallons and that isn't including what is in the well tank and hot water heater.

$4,000 is just for the 4 inch well. Add $15 or $20 (I forget off hand) per foot for the casing times 60 feet, plus the well pump, well tank, permits, water testing, excavation for the plumbing, ect. It comes out to $9500 total package for the well.

I dont really like doing insulation. Bot its better than mudding, tape and sanding. But its always mind blowing how much smaller it feels once you put insulation up.

I'm not putting up siding. The outside will be a mix of stacked stone and stucco. A layer of wire 30# paper and 3/4" of stucco will go over the sheets. The foam sheets are double sided in foil and I taped every joint so they are very weatherproof and unless they get damaged by something, the sun and weather won't affect them.

It is nice to see it when its finished but cutting 2x4's is a lot less stressful than cutting a finished filler piece for a cabinet. Much like working on a car I like the mechanical stuff more than bodywork and paint. This finish work is too much like bodywork...

The window frame caught on the mailbox and ripped the whole car into the ditch and the window frame was bent so bad we couldn't close the door. Luckily the car was meant for stuff like that so it was just funny as hell

Put in a whirlpool tub. Nothing crazy, just a 5'x36" It seems a lot of bathrooms they put in a huge tub that you use once then it just turns into a waste of space. I put in a smaller tub so I could have a bigger shower because that's what I'm going to use everyday:

Yeah, the whole shower and around the tub will be tile. Also both bathroom floors, the kitchen floor, eat-in kitchen floor, and the laundry room are tile. The master bath and kitchen will be a travertine tile, the laundry room will be a slate and the other bath is like a modernish porcelain...don't think it looks like any stone. I'm putting carpet in all 3 bedrooms and her closet. The rest of the house will be hardwood. Not sure what species, the top runners are Cherry or Walnut

I think I screwed myself cause I got the 3.5" Adams trim and it sits flush against the kitchen cabinets. Its fine now until we put in the countertops with the overhang. Not sure if it'll look better to notch the trim or have the countertop cut around the trim. Don't make me start a poll...

Notch the trim. And then caulk it. At least that's what I would do. No sense in notching the counter as I'm sure its probably not inexpensive to cut it, and it will look fine with the trim notched.

As for paint, I would try and choose a light brown paint that matches some of the lighter brown in the slate.

The lids will be exposed slightly. The one near the sandmound will be 6" above grade. I can bury it easily but within the first year the gasses do build up in the tank and its better to leave the lids exposed so they can vent. If they can't vent out from the tanklid the only other option is the roofvents. And if the wind is right it can blow the smell through the soffits. I'm just going to leave them exposed and maybe eventually bury the lids or just plant bushes around them

Yeah, out here they leave the vent exposed above the ground. Its pretty easy to reloacte the vent once the inspections are done. Otherwise plant bushes around it like said.

I heave cleanout's inbetween the house and the shit tanks. They can easily be cut down. There's also 4 pipes our of the sandmound. Those can be cut at ground level once everything is established. The only thing is the concrete tank lids that take a little effort to cover. Truthfully, they are both in the woods that will be overgrown within a year so I'm not too worried about it. If it was in my lawn or an area that everyone would see all the time I'd want to bury them more. but right now I'm not too worried about it

I'm basically out of patience with everything. This whole thing has been so draining I'm just pissed off all the time and ready for it to be done. Its nice that I can see light at the end of the tunnel and this place might actually be finished soon. Sometimes I think it would have been easier to hire a builder but it definitely would have cost me a lot more and I hear so many horror stories of people dealing with a builder. I took the harder route but I think it'll pay off in the end. I guess we'll see when the house gets appraised :-\

we built my parents house. my dad got a construction loan and the whole family pitched in and built it in our free time. he borrowed $96k and it appraised for $250k, plus the work is much better than if a flock of mexicant's built it

I paid $32,183.50 for concrete alone....I cringed too. It's the same as working on a car, some people want to do everything themselves and some just want to pay and not be bothered.
Finishing the outside. I'm not doing it, hired someone else to finish the entire outside. It's a 3 week process and I don't know shit about stucco. I could do the stone but its just not worth it due to time with winter coming

Oh, I'd love to be able to build one and have what I want. I looked into it thoroughly before I bought, but I couldn't justify the price difference with houses being dirt cheap around here. I would have paid more for my land/permit/driveway than I paid for the house on an acre in town and had maybe half the house.
Outside is starting to look sweet and I like how your roof isnt cut up an obnoxious amount.

The wife wanted the million hips and valleys. She didn't want it to look like a rancher. I wanted a roof that I can at least walk on and what you see is what we ended up with. Even the wife is happy with it so I guess it all worked out

Actually I know a guy who bought land, put a single wide on it and then built a house. The single wide and all the B.S. that went along with it cost more than what he spent to build the house. They'll treat the single wide like a permanent structure and make you put footers and all that other stuff on it.

Brown coat of stucco is almost done. You can start to see what the outside is going to look like. All the grey will be stucco and the black is stone. A second layer of brown coat will go on then the finish stucco will go on by the end of the week. I'm thinking of putting a brickmolding trim around all the windows before the finish coat goes on.

It's still wet so the color will change. The chimeny was the first thing they did and that already looks different than the rest of the house. Also, wait till the stone is on to judge. It looks more orangish in the pictures than what it is. But if you still don't like it when its done I'll burn the whole place down.

From the beginning I wanted a nice big shower because that is what you use everyday. Most bathrooms have huge tubs that you never use.

Tomorrow will be exactly 3 years since I settled on the land, September 1st of last year is when the basement walls were done and we started framing so it's been a long process. If I hired a builder it would have been done in probably 3 months but it would be nothing like what it is now.

Probably not. With all the trees around and plus all the lightbulbs are LED, the heatpump is 18seer and I'll be burning wood for heat so the electric bill should be low

Why don't you just put a restrictor inline for the rain head? That'll save you some water and get the mist flow you want. I'm the opposite, I want all showerheads to have the pressure they use to wash elephants

The holes are too big. I have a volume valve going to the rain head, just goes from a stream to drizzle.
My other 2 regular shower heads have plenty of pressure. I want the rain head to mist.

Thanks. It's supposed to be stain resistant but we'll see. No kids yet but eventually and I'm more worried about a dog scratching the hardwoods than the carpet. Hopefully we won't have a dog either

It's crazy looking back. Not being an architect, contractor, or landscaper I could would never have pictured everything turning out how it has especially doing it all ourselves. But it worked out just piece by piece along the way. I'm happy with the way things are turning out. The actual driveway is going in then the garage is next so that will be fun.
Anybody have suggestions on good garage cabinets and work benches?

Thanks. Without doing a bunch of crazy curves that saved a ton of work. I was able to get the whole back patio done in 1 day. the walkway was spaced out over a Sunday and a couple nights after work. The actual laying of the pavers goes pretty easy

But they do have their playful and lap dog side about them.

Update: installed under counter lights. I was looking at SeaGull Lighting but they came out to almost $1,000 for what I wanted so instead I tried making something myself homemade style. I bought some 12V LED strips of SMD3825's in warm white. Cut some aluminum to mount it on and soldered the cuts together:

That is amazing! If I was a thief or cop or both, I would never think to look there. Pretty awesome storage for a home defense firearm. I would even go one step further...Make the unit in to a slide out speaker tower, then have it open (hidden hinges) and have that as storage.

The framer we have for this house is a fucking retard. He has been at it for almost 5 weeks and he still isn't done. Wish I wasn't so fucking busy with work. I can't afford to take the time off work and build it. Wish I would have with how fucked up things have been.

Trimed out around the screen wall. Used 1/4" plywood wrapped in black felt. The top piece is 1.5x3/4 to go better with the ceiling.

Installed the panel to the ceiling and trimmed all the stars. Only lost 4 of 600 in the process. Puts out a nice light directly in the center of the room directly beneath where the couch is going. Its like a map light for the car, just enough light to see what your doing without reflecting on the screen. Crappy pictures and still need to do the crown moulding around it:

Thanks. It just doesn’t feel like work to me. I just go down when I feel Like it and get done what I feel like getting done. It’s just wood so it’s actually easier work then dealing with metal like all my old car projects. Plus I broke this up into a bunch of little projects so I wouldn’t get burned out of doing the same thing

doing some layout to see what would work for a back bar. The couch is a 6 piece pit sectional 117" by 117" so the front of it is where the set stool and foam is and the seating position is at brown chair. This puts the viewing distance 14' from the screen. I originally tried an 8' x 26" bartop since this is a "standard" size I can get a piece of granite for cheap at the local surplus. However, 26 is too wide. The 2x4's are 16" which I think is better. I made my kitchen 14" and I'm happy with that. I'll have to call some granite places to see what the price difference would be. I'd hate to cut an 8' slab of granite by hand at home

The distance from the back wall to countertop edge is 42." Could push everything up a foot if its too tight.

I've got some cosmetic stuff to do to the component rack and build a screen to move the speaker off the floor but this project is pretty much done. Almost a year's worth of work. Feels good that it looks complete.

It's been a while since an update. Finished the lighting in the rest of the basement and have been hanging drywall what seems like forever. 120, 12' sheets hung, taped, and finished.

Looks great! And also, fuck drywall work. I can do it fine, I'm just slow and I hate it. All the dust, working overhead, and its boring AF. Props to you. 12' sheets, eh? fuck that too. 8' sheets are heavy and awkward enough. I don't have a lift though.
