Oh it comes with a house, too. 4 bed, 2 full bath, living/dining/other rooms, and partially finished basement. It's a small yard and in the city, but fuck it. I'll spend most of my time in the garage anyways. I already have plans for a massive DIY air compressor and a beam arrangement for a few chain hoists for motors/etc. The basement steps also have a straight shot out a back door to the garage. Tons of room for engines down there.
Anyways I got the news today they accepted my bid of $88k. Forclosures rock. Now the bullshit starts. I need to get the 203k loan shit going, which will get it up to par for a FHA backed loan and slipstream the costs into the loan. Basicly I get a FHA inspector to find what they require to be fixed, get a general contractor to get 2 estimates on each problem, and get 'er dun. All it needs is exterior paint, maybe some roof repair, and some drywall repair due to the previous roof issues before they patched it. As long as they aren't over $12k in fixes, I'm good. My dad's friend has a paint/repair business he can help me with, so he'll basiclly let us do the work, and return the money he gets paid. Chances are he won't keep any, as he's loaded. Used to be some V.P. for something at Harley Davidson.
After that, I plan to get 1-2 roomates to pay for most of the monthly payment. At this price I could afford it myself, but I want to try a mid- or dual-engine Honda soon, and/or fix the body on my 67 Firebird. I can also look for a better job, since I don't have to worry about the loan people worrying about job stability.

Lazy ass, click the zillow link and click the bird's eye view halfway down. I don't have much up-close pics since I was focusing on the house's condition. First time I saw this house was Wednesday...this week. I didn't want to wait long on this, since a simple 24 hours has screwed me out of 4 other houses. I've got other shit to do, but I'll be going back soon to take tons of pics. One little bonus is there's already pull-down steps in the garage attic.
Let me know if you want help painting/setting up garage etc i am only about 1.5 hrs north of this place and would be glad to help you out.

Speaking of paint - I bought a 94 teg this week too, which I might do the body on next spring. My bro probably won't help with shit unless I assemble a b18 for his racecar. He does awsome work with paint, but is practically a shyster.

I'd make them past drug tests, you dont want some tweaker motherfucker living in your house, they'll just end up stealing shit. But if theyre ext tweakers, ahve a sleeper accord that makes seven hundred thousand horsepowerz and runs low 12's high 11's, then they're good to go.

Well we don't have much probs with tweakers up here. Up north maybe. The two biggest bedrooms actually don't have door knobs, they're locking deadbolts instead. lol. I'm the kind of guy that locks all my shit up anyways. I will definately have motion activated cameras if I get roomates.
It would be appealing to get some 18-22yr old collage girl roomates that need a room & their cars fixed. I think Bone did that, and I also know another guy that did that. I know the later said it was the best idea he ever had during school.

Actually taxes say it's $186k, and FHA bailed out the bank for $178k on this house. Zillow shows $160k back in '03. I really Jew'd them good.

Seems okay. As we were looking at it, the building owner stopped by. Nice old dude, and the tenant is a urologist that uses the place to store documents and piss jars. The street barely has any traffic, and the stats say the area is 96.6% white. My kinda shit. ;)
My hope is the business district will be closed on weekends and not mind me doing some open pipe tunage on occation.
I should know by the end of today if the ball is 100% in motion, since they required 48 hours for us to respond with all the paperwork. All of it was done & sent out Saturday.

congrats dude. i cant wait to graduate and get my own home. remember that craigslist is your friend and you can find alot of building materials for cheap on there. a cousin of mine got all brand new cabinets and a complete dining room set for cheap cause the people ran out of money with there home project. just a thought man.
and when it comes to floors, rock the tongue and groove hard wood. looks nice, easy to clean and its not that much. if you figure in all the cleansing and bullshit that comes with carpet, or tile floors.
i dont know, in my opinion the floors are the most important part of the look of your house, everything starts from the ground up.

Congrats on the purchase. I can find non-foreclosed homes at that price all day long here but as long as it won't take too much work that's a good deal.
Personally, I'd say "fuck roommates." There's very, very few people I'd trust living in my home. Too many late-paying, thieving slobs in the past.

CL is awsome. I already got a front load Neptune washer/dryer combo that's MINT from 2006 for $225. My parents got my brother a 1yr old dishwasher for $49 from CL for another recent example. I'm waiting on the kitchen stuff because I'm not sure how I want to re-arange it.
My realtor had me re-initial 3 papers today because on those they didn't want my middle initial. I don't look forward to this closing BS, but if it gets me a place to wrench on my cars...

fyi in MN when you escrow money for repairs, the city holds the check then give it back to you not the contractors, but they will want a contractor to sign off an any shit youd need a permit for etc.. my house probly needed 12k in repairs too but i got away with escrow like $700 and got it all back and just gave i friend $200 for signing a estimate

Sorry for no pics...I technically can't re-visit the property yet.
I *finally* got word this morning that the government workers fully okay'd the sale, so now I can finally start closing. I couldn't even set foot on the property while they were shuffling their paperwork the past 3 weeks. Now I can get an inspector to find any FHA-required fixes, get bids on them, and close. Then fix the problems, and move the fuck in...
Pics will follow, but when they come depends on a bunch of factors. I didn't realize the PRE-closing process would take so long. >:(

That sucks, but with interest rates so low, every loan officer is busy as hell atm.
