Here's the issue. I have a house that isn't worth much, on 2 acres of land with 2 1800sqft buildings and a 25kw permanent generator. The extra structures can't be worth more than a certain percentage of the main structure. I have a $60k house and $50k worth of other buildings. They won't cover that. Well, they did for 3 years till now. I have Citizens insurance, for those not in Florida, that is the state owned insurance company that is a last resort when no other company will insure you. I have never made a claim and always paid on time. Last month they decided to just pull the insurance from my extra buildings and say nothing to me. Now my lender wants to put their forced placed insurance on them. My head is spinning and I can't think straight cause this all hit today. Anyone have any ideas?

I use liberty mutual and my insurance is like 550/yr and its 225k total loss insurance. The coverage on everything else is pretty sweet too. It was the best deal I could find, but i dont live in a tropical storm zone. Im sure shit is vastly different in florida or the insurance companies would lose their asses.

Farmers, covered to the max! 300k for the house and 100k in personal property. Its $465 a year.and only $500 ddeductible. So say you have a tree fall on your house, and its raining. You grab a tarp from your garage, throw it over the hole, and you put some buckets in the house to catch the excess rain. They will pay you for the items you used to prevent futher damage. $40 for the tarp, $20 in rope, $20 in buckets, all that comes off your detectable. So if its a $250 detectable, you now only have to pay $170 of your detectable.

I might check farmers. They seem like the best company to understand my situation. I forgot all about them. No commercials on tv anymore. Lol

I have state farm and the standard was a % of the home, but I was able to raise it.
I didn't ask if I could go higher than the value of the home cause my garage isn't that baller :(

Tried farmers. They don't do Florida. I made an assload of calls today and got the 2 buildings insured for $900, each one being valued at $30k. I can deal with that till I have time to figure out something better.
I'm working on a Letter of Map Amendment with FEMA to change my area to no flood zone. It was only in a flood zone after Katrina so there really is no need. If I can drop my flood insurance, that would save me $330mo on insurance. I have lived in this area my entire life and there has never been a flood problem. I can't imagine there will be.
