That house is under 200k here, probably under 175k...  lol @ paying a half million for a house that isn't a mansion.

my house taxes next spring when my renos are finished are based on a half mill. If thats to rich for you I suggest not moving to canada.

So i bought my first new house. I bought a new 12X24X10 round top white tent since our current WHITE Tent Matt took his down I need to continue the tradition. So I moved pretty much everything yesterday with 2 trucks and 2 guys, apparently I only have a few good friends around these days that dont have jobs.


When did you move? I never heard about it.

The interior colour is due to massive reno being done upstairs because it had a fire. Basically the whole upstairs & roof was refinished. Insurance paid about $220K on it.

I paid $215K for the house from my parents and got a $225k mortgage (the 10k being for renos). Payments are $900 a month. It was appraised at $230k.



I am going to make this room into 2 rooms and rent them out for $300-$450 a month + a share of utilities. This way I pay way less and the house is 3000sq feet. So I don't think there is going to be a problem with getting into peoples way.




This one day will be another room, same for renting, but later down the road.



There will be a shop in the future it is just not certain when that shop is going to come, 1-3 years I imagine, sucks but couldnt find SHIT ALL for this price range. Everything was garbage, even to the $260K price range. This house would have been listed at $240K+

ALSO had to pay for my first housing cost, had to get roto-rooter guy to come to unclog my secondary stack that drains my kitchen and washing machine. Shit was clogged. Cost $157 which was cheap as fuck.

And you only require a window for a room that is used as a dwelling (aka bedroom), other than that I haven't heard of that rule.

it would be specified as a single family dwelling.

Renting out rooms is illegal I am fairly certain. They need to be separated with 2 separate entrances, a window in each bedroom and door separating the 2 units(upstairs and downstairs), for it to be legal.


But for code you need to have a window in each bedroom to escape the residence in case of emergency.

cool. i just put an offer on a house last week. its frusterating and exciting all at the same time.

im glad in in the south though. my offer was $123,000 for a 4/2 with a 700sqft garage and .5 acre lot. just needs paint and carpet. it had renters in it

There are so many different options out there for a mortgage.  It could be an ARM, the interest rates are low right now, and you can always purchase points.

It also depends on if you are required to pay PMI, and if you roll your property tax into your mortgage payment.

Payment is $925 a month for 25 years. Amort over 35 years.

Reasoning:
Now, I have done this because as both of us are in school. At any point I can make up to a 10% yr. payment penalty free and i can 100% my payment if I like ( paying 2G a month). So when I make more baller cash I can change my mortgage to suit my income. This was the only way we could have done it without paying more than the 20% down payment.

I will rent out 2 bedrooms downstairs for $700 a month + share of utilities

So in a couple months I will pay very little monies to live in my own place.





And I just noticed how that laundry shoot looks, that thing is fucking hilarious. So many boxes to unpack. This moving thing is shit
