I'd suggest figuring in the $8,000 from the gov't into your pricing off the bat.  The gov't is stupid.  They figure the $8k is incentive to buy the house.  The home owners know the gov't is giving $8k away, so they can get an extra $5k because the $8k is just icing on the cake.

Otherwise, make sure you get the best looking real estate agent.  Good looking people get what they want in life.  I'd also make sure my mortgage broker was a really smart individual.  Sounds counter intuitive for the job, but the smarter the better.  That way they can honestly give you a reasonable outlook on expenses.  They make their money off of you, so you might as well get the best people you possibly can.

House looks nice, and the price is awesome! I wish I would of got my house that cheap . I bought mine for $302K @ 5% interest, and my neighbor juts bough one a bit smaller for $278K. And then I got a letter telling me that my new tax assessment came in at $263K . But at least I'm renting. Nothing beats owning your own place

Alot of California is going through this AGAIN!. People are paying too much and guess what they will bail on houses again in a couple years when you look at what your paying and the house is worth far less than you paid.


Also alot have been bought by investors hoping to make a quick buck. Im actually surprised Jay is having a hard time finding a house in Sacramento. Also it may have to do with him wanting to be in a nice area. I would say half of sacramento is suspect but only a couple areas are really that dangerous. Im assuming most of those areas have tons of housing waiting for lowballs.


Thats what happened in north las vegas. Nobody wanted to live out there since there are miniorities and crime but the houses are half what it is 15 minutes away.
