Couple more shots. All of the pier blocks leveled out and set down in the dirt all plumb and whatnot. Gonna knock out the floor joists and floor joists blocking tomorrow and then start priming/sealing the plywood too.

Well I only have 5 more boards to cut and slam into place to finish off my blocking. I put a whole lit of blocks in because of the plywood I got for free. I received a whole shit load of 5/8 marine grade mahogany plywood off cuts. They are all left over pieces from a project my neighbor had. They are 20 1/8" x 48" So I put a whole shit load of extra blocking in that way is supported on all edges. Plus it stiffens the floor right the fuck up.

Anyways, onto the pics
Here I tagged the 10' side (closest to me in the picture) then pulled my diagonal measurement and pushed the other side until they both pulled the same from corner to corner. I ended up with it dead nuts square.


After this I started pulling my layout for my joists. 16" on center. Here you see them all laid out and screwed into place.
You can see my 5 year old son setting the blocking on the lines where I'm gonna set them.


Fucking union workers and there required breaks.....
Also you can kinda see my pallet work station and my jig I have setup for cutting all my blocking.


Here you can see some of my blocking in place. I'm doing every other joists and I screw the blocks in through the joists with 3" long screws. Then the other blocks I use a kreg jig and drill pocket holes (think IKEA furniture...lol) Way better and more solid then just toe nailing a screw or a nail into it. Which is east to do when you have a nail gun, but a pain in the ass when you are doing g it with a hammer and a nail.

And here is is all done besides the 5 boards I need to cut.


Next is to start priming and sealing the plywood so it doesn't mold or get all fucked up while getting weathered by winter.

Well the time has come. Going to hopefully start on building the shop come spring time. Plan as of now is to do 40x72 with 16' walls. Going to put a apartment in the lower section on one end. It will be a 2 bedroom 1 bath 800 sf (40x20 with storage above it)  Rent for a apartment here in town is nuts. It will pay for the shop and then some. Thinking $1500/month plus utilities. I've told a few people about it and I have a waiting list already.

Shop is going to cost me about 80k. I will end up building it myself. I got a quote for a turn key shop and it was 147k with out the apartment. I asked for just a bare bones pole barn in 40x48 and they wanted 100k. I recived a quote on lumber today and it came in at
18k for the lumber package.
10k for metal roofing and siding.
10k in concrete
5k for a septic
5k in power
3k for radiant heat
3-5k for insulation
4k for a 2 post frame lift
3k for garage doors
2k in windows and man doors
10k for apartment stuff
3k for gravel driveway
2k for water runoff/infiltration pit
2k permits

Gonna look something like this. Location of doors and windows is a rough estimate.

Probably not. I'll probably take a month off work and bang it out. Gonna submit permit paperwork once our refinance paperwork is done. Once its approved I'll go rent a big excavator and clear the area on a weekend. Then pull my layout and dig my holes for the piers, drop my rebar cages in and pour concrete. Once that's done I will do my official layout and square everything up, drill holes for brackets. Bolt the brackets in place and start the process of building.

Nice. We did a cash out refi last summer to pay off our renovation costs and have some cash for future investments. Wish I'd taken more out while the rates were still so low. You start building the shop yet?!

Yeah. Kills me to watch the money just sit in savings and get eaten up by inflation but I need to have access to it and not tie it up for a year or 2.

Not yet. I did get back my drawings from my engineer and im gonna need to redo my plan on how I want to build this. I live in pnw so the ground is constantly getting wet. I didn't want to sink post/columns into the ground because I didn't want then to rot in 20/30 years. So my plan was to pour concrete piers and fasten the posts/columns to a bracket that i set into the concrete.

Engineer came back with drawings and has me pouring a pier every 8 feet for my posts. The piers are 42" across and 48" deep. After all said and done it will be almost $10,000 just for the concrete piers. Also said I can't use 6x6 post because of wind load and I needed to up the size to 8x8 post or 4 ply gluelam post. About to blow the whole budget of the build on posts/columns and concrete piers. So now I'm back to the drawing board. Might be going with a steel building instead. We will see. I had a bunch of questions for my engineer but he was out of town and said he will get back to me when he comes back to the office.

Those piers and post specs from the engineer sound excessive but who am I. You guys don't get crazy wind in the PNW anyway, do you? Plus your lot seems pretty sheltered with all the trees. That is a big ass shop though!
I wonder if you could find recycled steel trusses and beams that would be close enough in size to what you need? A guy I know built a huge structure that way, just designed the rest of the building around the steel trusses he sourced for cheap.

Talked with the engineer on Tuesday. Turns out he missed the part where I said I was going to pour a concrete slab inside the building. He was essentially weighing the building down and keeping it from blowing away with the piers. So we will pour smaller piers(once he reruns the calculations we will know exactly how big) and when I go to pour my slab we will tie the piers into the slab to make it 1 solid piece.

We get some 60-70mph gust from time to time. But that's like once a rest type of thing. Most our storms have sustained high winds of 50mph or less. Our wind load is 110mph, and our snow load is 25mph. And we live in a seismic area. All of these things basically compound on eachother. We have to meet all of those factors at the same time.

I've looked for stuff like that but because I have to pull permits I need to have documentation of who engineered what. So I would have to track down the original engineer for that shit.

If it all goes to shit I will just work the loophole.

You can build a "agricultural building" as long as its under 864sf. And it has to be 10' away from the closet structure. So I will build three 40×20 buildings 10' apart from eachother. And when the county is out of my hair I will just conect them together for 1 40x80 shop....lol

trying to do things the properly way so I don't get bit in the ass in 30 years when I have to sell my own property because property taxes are too much i can't afford them.

I built a 24x24 greenhouse/cabin (clear greenhouse roof) on 9 8inch sonotubes with a big foot pad and it’s held up some harsh storms and crazy snow loads (that eventually clear up from the hotter temp inside 😅)  I did all the calculations and construction though the first roof design 1 pitch roof didn’t actually like the immense snow load 4ft of snow on top without me finishing all the support columns and collapsed but I redesigned and it’s been doing great since. I went with a diy permit and composting permit because sewer costs were outrageous at the time.

Not growing weed in it anymore it’s now just a winter getaway spot for the fam .

Well let's see. Permits got issued March 1st. Rented a 60k lb excavator 2 weeks later and started clearing. Got 1/2 an acre cleared in 2 days. Spent the 3rd day cleaning up brush piles and stumps.

About a month went by and I was trying to skid 100 or so 38' logs into a spot where I could have a log truck come in and get them. After figuring out that it was gonna take forever to do that I just went a rented a mini excavator for a weekend.and moved them all to where I can pile them up and have the log truck come grab 40 or so at a shot. I could then drag another 40 a real short distance over the hill and they could grab the next truck worth. Got about 25 or so piled up right now. Need to throw another 15 or.so out the pile and the truck will most.likely be a round next week to grab them

Skidded another 10 or so logs up yesterday. Was going to do more but they are just gonna be in the way. As it is I don't think he will be able to grab all of these on a single load because he will be over the gvwr.

Only have about another 60 or so to drag up the hill. Hoping that once the lig truck shows up he will tell me that we can choke the logs that are on the hill and drag them up with his grapple thats on his truck.

I'm sure I could put it on the credit card but I sure as fuck would rather wait until the shop is finished and my lift is in so I can work on it with a little room and weld up some bird shit goodness.

Log truck showed up on Tuesday. Looks like i need to widen the access back to the logs. About 1' too narrow for him to get past the garage. As soon as his back tires started to go up onto the edge of the hill, it rocked the cab gard and it was twisting the cab. The cab guard was gonna hit the eve of the garage. Gonna knock out a little landscaping with the loader on the tractor and hopefully get him back in next week to take out a trailers worth of timber.

Log truck showed up on June 5th to take the first load out. We cleared almost $1,000 off the 1 truck. Took about 10 days to get our check. Have at leat another trucks worth!

Dragged some more logs up yesterday. About half way done. Definitely getting faster. Only took me about 2 hours to pile up 35 or so logs. Most all of them are about 37-38' long and 10-14" in diameter. Only a couple of saw logs in this load. Not gonna make as much as the first round but will still be a decent haul
