My most expensive build yet......FORT REX COMPOUND

So some of you know that I sold my house a few months ago and im living with my inlaws. We got a pretty good check for selling our house here in the town of Poulsbo WA. So now it's on to bigger and better things. My wife and I have a 2 1/2 year old son who wants nothing to do but dig in the dirt, throw rocks, break shit and kill things. So we're looking to build a new house on some land. The housing market in Seattle/Puget sound area is fucking nuts.


Plan, 5 acers, 2200ish square feet, 4 bedroom, 2 bath, 2 car garage and a shop.

We put a offer in on 5 acers. Right now we are pending feasibility. So everything is up in the air until everything checks out.

Anyways on to pics and I will update this as I go. The 5 acers is around 690ish' × 350'ish. Surrounded by a bunch of other 5 acers lots. With pretty much no houses on them.
The property is located in Kingston WA. It's about 1 hour from seattle. 30min ferry ride and a 20 min drive.

Yeah it's a dope ass floor plan. I've actually waked through this same house b4. It has a small footprint but maximized the square footage with livable space. Dustin, once I break ground you will have to hop on the ferry and come over for a BBQ or something.

The property was logged probably back in the late 70's early 80's I'm guessing. I'm going to turn all my trees that I cut down into fence post and split rail fencing.

And yes tim. No neighbors is what I'm all about. Since it's 5 acers and im not in a city it also means I get to shoot on my property. So I'm going to make a range in the next few years to come as well.

First things first. I need a truck....lol Gonna probably buy my wife's step dad's ford truck. It's a 94 or 95 4×4 with a 300 straight six and a 5 speed. Should be good enough to move the shit around that I want. Just dump runs and dirt and shit like that.

Both of our jobs are on town. But our town isn't huge. It's about 9500 people. And it's about a 12 min drive from the peoperty. The next town over is about 8 min away. So we're kinda smack in the middle. The elementary school that my son will attend in a few years is only about 2.5 miles away. And was rated to be one of the best elementary schools in the state. It has placed in the top 10 for  public elementary schools the last few years.


Yes russ this is a new trend. I build my last house too. This one isn't going to be as hands on as we are trying to open another location for our coffee shop, but I will still be there every day to check the overview of how things are going. I will do all the dirt work and clearing of property and trees. And I will do all the finish trim and door work. All the painting and some of the building.

Right now I'm just waiting for the appraiser to come out  and do his appraisal. Once that's done then the financing can start. Not real excited about dropping my life savings into a down payment, but you got to do what you got to do.

So the latest. Our fesabilty time was suppose to expire on sunday. Which means if we found out for some reason that the septic system was going to cost 100k (just using as a example) and we couldn't afford it then we could walk away and take our down payment with us. The owner of the property is trying to get all the well paperwork and whatnot to me. This is a shared well between 7 lines. Only 3 are in use. The other water lines are not hooked up, but just ran the the property. There is a very small (and I mean so small they can't find it) leak somewhere on the water line. So they are trying to get a letter stating that is is still usable and it nothing to worry about. The company that were dealing with. Company A reports the results of the test to the county. Company B does the testing and gives the results to comapny A. Company B has been wainting for company A to give them the go-ahead to do the test. Company A says they gave the goahead. So now that everyone is sitting around with there thumb in there ass, and everyone now knows it they are going to go ahead and do the test. But this could take up to 30 days. So we filed for a fesabilty extention. Instead of asking for 30 days (because that sounds like a long time I guess) we asked that once they deliver the results from the county to me that we have 5 days to make a decision. They agreed to that and we're still just sitting around thumbing eachother ass....lol



Morgage company called for a appraisal but because the market is booming so much here we might not even hear what the results of that is until June 7th.


So just hurry up and wait.

Me too. Now if I could get this old girl to start with the sweet sweet juice of starting fluid I would make love to some trees with it. Gonna pick up a carb rebuild kit for it. It has a walbro carb. It's a 1983 husqvarna 50cc with a 20" bar and a skip. She sure rips through the 12" rounds I've been cutting. Had to fatten the high setting on the carb. She was spinning a little fast with not much torqe. Richened it up and now she don't spin so fast and has alot more grunt.

My firewood saw is a 1986 Husky 266XP with skip on a 28" bar it's a great saw but a bit tempermental with temp and elevation changes. I just sold my 3120XP that I was going to hotsaw but lost interest in it.

My husky is just fucking temperamental about starting. I think once I rebuild the carb and change out the pickup tube and fuel filter it will be just fine for what I need. If that don't fix the problem then I'll probably just do a full rebuild on the whole saw and still be into it under $200. That 266 is a nice saw. It's a perfect size between large and small saws. And a fair bit of power too.

Ok, so saw runs tits!!

Appraisal came back 8 days late, also came in about 2.5% lower then we needed it too. But it's ok because the appraiser even said that there is nothing in the area to really compare it too. So once it's all built we will call for a re appraisal and wee will most definitely appraise for above what we need it too. That being said we will have to carry morgage insurance while building which raises our monthly cost about $50 on our payments. Now, the easement has been recorded with the county, and company B has completed the well pressure test and reported it it company A. Company A sent out a engineer to look at said testing/work and said to fix 2 minor issues. Property owner had the 2 issues fixed by the next morning and all paperwork turned back into company A. So now company A should have reported and filed for the "special letter" from the county. Once all this shit is done and I get the paper work showing all this I can then start closing on the loan. My bank is ready to close now. I'm trying to meet up with property owner next Wednesday or Thursday to go over what he would charge to do building site clearing.

So I spent about 3 hours sending emails and making phone calls on Thursday to find out that the engineer that has been working with the property owner is on vacation. He was suppose to turn in the completion letter b4 he left on vacation. He did not turn it in  :'( :hotrex: So he emailed me from vacation telling me that he is going to turn the paperwork into company A on wednesday. Nedless to say, the realtors buying/selling are really doing any homework and I straight up called everyone out on there shit! They all have kissed my ass and im no longer going to just sit back and wit for answeres. Im going to be the asshole that calles every other day until I get results and answers.



Tuesday we meet with underwriting out at the property to start signing the closing papers to start process of closing shit out.

Thursday we meet with the property owner to get a quote on site excavation. If its to much I will just rent the machinery and do it myself with the help of some family. My sister is a journeyman heavy equipment operator and packs a .40 cal and is cute as shit and will punch a mother fucker in the throat if they cross her.

So the county/department of health (they are the ones that deal with Wells and septic) has recived the paperwork from the company that manages the well. Looks like everything they did corrected what the county wanted done. Hope it's just a simple inspection and then we recived our water availability letter. Then we take that to our lender, and we close on the property and start applying for permits and buy our blueprints/plans.

Tuesday we met with our underwriter out at the property and he said because we're putting so much money down and since we have killer credit that it shouldn't be a problem getting funded. (All these construction loans are privately funded from local credit unions and they have to be accepted by there board)

We're meeting with the owner tomorrow to get a estimate on clearing the building site.

So we met with the property owner last night, he told me that I needed to stake out the area I want it cleared and that he would then come out and give me a quote. So today I went out with a T post spikes, I measured everything out and drove the stakes on home. I staked out an area 100'×100' for our buying site.  10000sq ft doesn't sound like very much space but when you're standing in the middle of it it's a lot of room. But when you think about it it's actually only about 4% of the property. Once I had everything staked out it really put in perspective how large is 5 acres really it's.

So I went to the local rotary auction yesterday. People donate shit to them all year and then they sell all the shit off like a big rummage sale. Some shit is over priced, some shit is fucking deals. I know what most this shit is worth so I always score when I go.


So I got a stihl pro fs85 brush trimmer/weed eater. For  $10(needed a new carb primer bulb but it runs), a log bar/cant bar $20, post hole digger for $8, a Sledge hammer for $5, cultivator rake for $5, pickaxe $8, a splitting maul for $1, a like new garden tractor sprinkler for $15 and then a bunch of other odds and ends. Needless to say i scored a fucking deal on that stihl weed eater. It even has the brush blade on the end. So today I went and picked up the sholder strap/harness for it and a primer bulb for $34. So I'm a whopping $44 into this thing. It's like a $300 weed eater new. Gonna go out and sharpen the blade and put the new primer on.

Nice.  I have about 5 acres and its real nice to have the space, just don't build at the edge of the lot, or your neighbors may wind up closer than you think.  I dont work late in my shop cause its close enough to the neighbors house to disturb them if i'm running something loud.

Good point, and was thinking about that last night when I was walking the property with the owner. And though..... it will be years b4 anyone else builds back here. Well low and behold, he's putting  the surrounding lots up for sale after the sale of this one is done. So I might be moving my building site. But the owner did give me a loose quote of about $3000 to clear all the timber, and undergroath. We're gonna push the trees over, cut the rootball/stump off and limb the trees. Put all the limbs in a pile, shove all the stumps in a big ravine and then I will chip all the branches down to a pile. Then he's going to move about 50 yards of dirt and pile it on top of the stumps and then I will have a nice level flat building site.


Also talk to another guy about how much land I can clear with out getting hit with impact fees and he said as long as I keep it under 1 acer of clearing for every 5 acers I'm good. I just have to keep the impervious surface under 10000 Sq ft.
